BuyerBEWARE OF MELISSA GLOVER!!!! Although lenders no longer get to pick appraisers, you can state who you don't want to use. Please steer clear of MELISSA GLOVER. My lender and realtor have been in the business for over 25+ years, and both agree this is the worst circumstances they have ever witnessed.
Our appraisal was accepted on 5/14/16, with a guaranteed completion/report date of 6/2/16. With this guarantee movers were booked 6/10/16, a temporarily lease was executed buy us and the sellers as a safety net. On 6/2/16 Mrs. Glover stated she would need more time bc she was so behind with everything due to weather. Mind you that was the guaranteed date of completion. (Why accept more jobs if you are already so behind). I called personally to complain. She stated she would go to the property on 6/3/16. On 6/3/16 the appraisal coordinator informed my lender she could not make it to the property due to weather/flooding. However, fedex delivered 4 large packages of patio furniture, I went to the property, the sellers went to the property and a friend of mine met me at the property to pick up the boxes. My lender expressed all of our concerns to AMC's appraisal coordinator. Mrs. Glover guaranteed she would go to the property on Saturday 6/4/16, and guaranteed a completed report on Monday 6/6/16. She did make it to the property on 6/4/16 however on 6/6/16 requested more time for the report. The house is a 3000 sq ft house on pillings similar to a home you would see at the beach that backs up to Cow Bayou in Bridge City. So we all were empathetic that it would not be the easiest house to find comps for, as it's not a typical home for the area. I called personally to complain again, I stated that I had read all her reviews and that I was very worried, and at this point she is treading upon unethical waters by lying and making non-stop excuses. (At least she was not claiming and family deaths) She stated it was not that she couldn't make it to the house but that she could not do an appraisal in the rain, and that she was way behind on everything. However, she also stated that after seeing the house on 6/4/16, that this house would take more time to appraise. (Guess what you directly effect ppls lives, stop accepting jobs if you are already desperately behind). If her only excuse is weather has her behind schedule. She should have been caught up on all the stuff that can be performed in the office. She had not done one bit of research on the home prior to looking at the house on 6/4/16. She assured me that she would have her report no later than 6/9/16. This way we could have an appraisal before having movers move us into our home. Once you receive your final disclosure, you have to wait 3 days before officially closing on the property, which is why we had a back up temporary lease. On 6/8/16 around 5:30 we receive word that she backed out of the appraisal, with a long list of reasons. Thus prompting us to get another appraiser to pick it up, with a completion date of 6/23/16. Due to Mrs. Glover's incompetence and blatant disregard for buyers and sellers alike. We personally are out additional rental expenses, storage expenses, moving expenses, possibility of losing our locked interest rate, and more. I wish I could list all the excuses and issues w/Mrs. Glover. I hope you use this review to guide you and to hopefully have a better experience.

RealtorThis appraiser was two days late going out to do the appraisal, sick kid excuse she uses everytime. Then is 8 days late on summiting it and is not even an FHA appraiser and does not belong to the MLS in the mid county area. She had another death in the family, I think her brother in law has died three times in the last two yrs. This is not kind or respectful of the people she is working for and always under evaluates everything because she cannot get the best comps with out belonging to the MLS in the area. She is a black eye on this business. We will be delayed closing for review of appraisal by state and the lending institution.

Appraisal Coordinator w/ a national companyWOW- This appraiser has had her share of tragedy. A death in November, then a death now in February. We have been waiting for an appraisal for 3 weeks with nothing but bogus answers, false promises, and disappointment for the buyer. Not only would we NOT recommend this appraiser, we would recommend having her license suspended for false business practices. Her service is beyond any amount of respect to ANY profession. She is disgraceful, and by far, the worst real estate professional in the country. DO NOT USE THIS PERSON!
RidiculousThis appraiser was not only late on sending in the appraisal for our home, but she also appraised in lower than our realtor, the buyer's realtor, and the buyer's mortgage company thought it should be appraised. She claimed to be late due to a death in the family and then a problem with the system used to submit appraisals. There was also a foundation repair that was needed that she didn't even bother to document! We were told that lenders no longer get to choose their own appraisers, that they are chosen from a pool. Unfortunately, this leaves many more people to fall victim to her ridiculousness. This is completely unfair to all involved, as she still expects to be paid. If it weren't for our buyer really wanting this to work out, I would have backed out of the sale today. The lender is working on getting another appraiser....let's hope it works out.
